Development Manager – IMMEDIATE NEED

Direct Hire; up to 115K + bonus

West Houston

**Must have PM, multifamily and true day to day development experience

**Must have completed 1 full project from inception to handover to construction

**True development experience with day to day activities

Duties:

  • Work as part of Investment & Development team on development and acquisition initiatives
  • Work closely with Investment Manager & Construction Manager on pre-development, due diligence, project management and operational transition
  • Update project underwriting and financial projections; work on design scope and budget preparation
  • Ensure financial accountability and compliance (processing draws, capital funding, cash flow, reporting)
  • Establish leasing assumptions to incorporate demand specific programming
  • Manage and prepare project schedules (due diligence, financing and construction delivery)
  • Establish pre-construction timeline (GC selection and negotiations)
  • Manage entitlement process (design team and municipal officials)
  • Manage development budget (construction related and owner provided deliverables)
  • Attend OAC meetings and provide project management and oversight
  • Understand Development Agreement, Partnership Agreement, Project Guaranty, Financing Agreements
  • Track leasing and occupancy milestones, along with managing tenant allowance budget
  • Coordinate leasing updates and meetings while providing strategic direction and leadership
  • Collect and compile lease exhibits, LODs, work letters and tracking co-tenancy clauses and key dates
  • Coordinate partner and lender communications with internal and external reporting
  • Assist IM with Investment Committee communications and reporting
  • Work on monthly draw reports and manage timely submission of construction pay applications
  • Ensure compliance of all insurance requirements with risk management
  • Lead project closeout and transition to Asset Management upon project completion
  • Coordinate LEED requirements and commissioning efforts during construction

Qualifications:

  • Degree in Real Estate, Finance or similar degree; graduate degree preferred
  • 3 to 5 years minimum of full life cycle development; fast-paced environment
  • Strong technical skills including Excel and Argus; strong underwriting/financial analysis background
  • Team spirited, great leader and must have character, ethical values, and work ethic
  • Think analytically, multi-task, and prioritize; great communication and discretion
