Senior Property Manager

Direct Hire; up to 110K

Portland Area

Duties:

  • Create, manage and maintain overall budget and finances for properties
  • Manage tenant improvements and capital projects
  • Respond to tenant needs, ensuring administrative/building staff resolve problems promptly
  • Ensure services are provided in compliance with policies, procedures, regulations and contractual obligations and standards
  • Supervise day-to-day operations of vendors and maintenance personnel
  • Ensure regular property inspections; recommend/approve alterations, maintenance and reconditioning
  • Respond and communicate to tenants in emergency situations
  • Maintain company records
  • Hire, mentor and supervise building technicians and support staff; plan and monitor staffing
  • Review tenant billings, analyze lease clauses, set up leases in Yardi, prepare vacancy reports, enforce tenant compliance and perform landlord obligations
  • Identify leasing prospects and respond to routine leasing inquiries
  • Interface with leasing brokers and assist to assure spaces are leased promptly
  • Prepare bid specifications, review bids, and negotiate annual service contracts
  • Prepare annual rent escalations and reconciliations
  • Demonstrate positive, professional and client-oriented attitude
  • Constantly improve work processes and results to better meet client expectations
  • Stay current with technologies, systems and procedures (property management)

Qualifications:

  • Bachelor's from four-year college or university
  • Minimum of 4 to 6 years of related industry experience
  • Real Estate License, RPA or CPM designation(s)
  • Microsoft Office Suite and proficiency in Yardi Voyager
  • Understand lease language and lease requirements; advanced analytical and quantitative skills
  • Skill in efficient, timely, reliable and courteous service to customers; strong communicator
  • Real estate accounting, budgeting, reconciliations; conduct advanced financial analysis
  • Comprehend, analyze, and interpret complex documents and problem solve

Other Info:

 

  • Salaried, full time; M-F, 8am to 5pm (on call for emergency)
  • Travel to and from properties in greater Portland Metro Area
