Lease-Up Community Manager

Direct Hire; up to 100K + bonus

Cypress, TX

**Multi-family market rate lease-up industry experience required**

Duties:

  • Assume day-to-day leadership of and accountability for property operations with a specific focus on ensuring all potential and existing residents receive exemplary customer service
  • Recruit, hire, coach, motivate, evaluate, and retain "A" player teams while creating a positive work environment; monitor daily work and professional growth of all team members
  • Complete meaningful annual performance reviews; ensure training is completed
  • Make decisions as if it was team member’s own investment to achieve company objectives and financial and operating goals
  • Create, maintain, and encourage excellent resident relations including resident renewal program
  • Supervise service team of community; monitor timely completion of service requests
  • Maintain and manage financial responsibilities; adhere to budget and report variances
  • Manage accounts payable processing in a timely and prudent manner; manage and monitor all rental collection
  • Ensure compliance with Community Policies and lease agreements
  • Manage, create, and monitor marketing of the community; drive qualified traffic to the community
  • Know the community’s market to include nearby businesses and retail, hiring trends, new construction and any other aspects of the sub-market and overall market that could impact occupancy and/or income
  • Provide marketing ideas and a fresh approach to achieve the goals set by budget, RPM, marketing team and/or owner

Qualification:

  • College degree preferred; high school diploma required
  • Strong technical/software skills including Yardi, OneSite, etc.
  • Industry certifications preferred
  • Must focus on the details, have a sense of urgency, balance competing demands, and take pride in getting results while having a strategic and goal-driven mindset
  • Desire to create a strong team and a positive work environment
  • Strong personal values and desire to work for a values-based company
  • Enjoy working in a fast-paced environment where no day is ever the same
