Property Manager – B/C Multifamily Property (500+ units)

Direct Hire; up to 90K + bonuses

Central Houston

Duties:

  • Oversee property management team to include APM, Leasing, Collections (off-site) and Leasing and Maintenance team (on-site)  
  • Build rapport with and lead tenants, vendors, employees, and other key stakeholders to ensure efficient daily operations and financial objectives
  • Ensure high occupancy levels, achieve high levels of tenant satisfaction, and maximize free cash flow generation
  • Act as a strategic business partner to holding company senior management
  • Collaborate with property accounting team and meet financial objectives defined in property budgets
  • Draft, implement, and improve upon Standard Operating Procedures
  • Train off-site management team
  • Attract new tenants through advertising, property viewings, and encouraging referrals
  • Negotiate and enforce lease agreements; terminate leases and initiate eviction proceedings
  • Address tenant complaints
  • Contract and supervise repairs and maintenance work
  • Collect rent, deal with late payments, and handle operating expenses
  • Maintain property operations records in MRI/other reports as required by senior management
  • Identify required property improvements and execute minor projects
  • Manage third party vendors
  • Represent company ownership as local ambassador
  • Implement preventive maintenance programs

Qualifications:

  • College degree preferred (real estate, business administration or related)
  • 5+ years of experience in as a property manager on a similar property type; leasing experience  
  • Microsoft Office Suite and property management software required; MRI software a PLUS
  • Working knowledge of property regulations in Texas including Tax Credit
  • Understanding of marketing and accounting principles
  • Strong organizational and time management skills; excellent communication/negotiation skills
  • Exemplary customer service skills with patience and strong problem-solving skills
  • Must be an incredible leader with strong ability to mentor and guide

  • Some training and onboarding will be in Florida
  • Non-traditional PM role – portion of team will be off-site and provide lots of support
  • Monday through Friday position
