Property Manager – Commercial

Direct Hire; up to 70K + bonus

West Houston

Duties:

  • Oversee office/retail ops and manage daily property management activities – development transition, tenant relations, owner relations, leasing coordination, lease administration, tenant improvement management, property maintenance and operations, and capital improvement programs
  • Work with teams to coordinate budgeting, AR, AP, reporting, lease administration and project performance
  • Develop close relationships with tenants via quick response to needs, regular visits, and proactive communication
  • Analyze, recommend and manage vendor relationships and agreements with competitive bidding and monitoring of performance
  • Evaluate needs of the asset to ensure it is consistently maintained in first class condition
  • Work with development and leasing to transition newly developed buildings, new leases, lease administration and prepare for tenant move-in
  • Ensure adherence to lease agreement and to management agreement to ensure requirements are met
  • Contribute to monthly ownership reports, including variance and AR explanations, and annual budget creation and approval process; reforecast as required
  • Ensure rent collection procedures are carried out efficiently; review and code invoices
  • Manage asset level and tenant insurance requirements to assure minimal liability is maintained
  • Administer work order system to ensure client issues are handled efficiently
  • Abstract Leases and uphold Lease Language in day-to-day operations
  • Work with Event Team to coordinate necessary services (porter, security, engineers, etc.)  relating to events
  • Submit property inspection reports on a regular basis
  • Actively participate in industry associations such as BOMA, IREM, ICSC, NAIOP, and ULI

Qualifications:

 

  • Bachelor’s A PLUS from an accredited institution with focus in Management, Finance or Economics preferred
  • Real Estate License preferred; Microsoft Office Suite and Yardi
  • Minimum 5+ years practical experience in commercial real estate/retail
  • Strong team leadership skills, excellent communication, ability to multi-task in fast-paced environment, strong follow-through, and fiscally responsible
  • Ability to plan ahead and think “outside the box”
