Manager, Tenant & Capital Improvements
Direct Hire; up to 110K + bonus
Central Houston
**Ideal candidate will have a blend of architecture, project management and construction
Duties:
- Assist with construction aspects of operating, development and acquisition projects and in developing multiple project strategies, objectives, schedules, and cost estimates
- Measure and monitor progress of projects to ensure each project is delivered in accordance to contract, on time, and within budget
- Communicate progress, issues, and action items of multiple capital and improvement projects to management team, clients, and investors
- Coordinate and complete paperwork for TI to process for payment throughout stages of project completion; ensure adherence to safety guidelines
- Assist with management of various vendors, contractors, consultants, and sub-contractors
- Increase efficiency and profit of tenant and capital improvement group
- Assist with all aspects of improvements, including proposals, bidding and analysis, budgeting, draw schedules, architecture and engineering management, and construction management
- Lead and/or attend project meetings and document meeting minutes, issues, and 3Ws (who, what and when action items)
- Analyze and negotiate contracts
- Assist in responding to proposals for new leases and acquisition projects
Qualifications:
- Bachelor’s degree required with minimum of 3 years work experience with a professional services firm, real estate development firm, or general contracting firm
- Advanced Microsoft Office Suite – especially Project
- Knowledge of base building construction and turn over, MEP, electrical and plumbing
- Strong project management, follow-through, communication, organization, leadership, and presentation skills; think ‘outside the box’
- Ethical, punctual, dependable, flexible, and self-starter
