Property Manager
Direct Hire; Up to 100K

Duties:
Operations & Maintenance
- Oversee daily property operations and building systems (HVAC, electrical, plumbing, elevators, security, janitorial).
- Supervise staff and contractors; ensure work quality, safety compliance, and schedule adherence. (Property Assistant, Chief Engineer, Maintenance Engineers, Day Porter/Maid)
- Conduct routine property inspections.
- Implement preventive maintenance and capital improvement programs.
- Manage tenant improvement and leasehold projects from bid through completion.
- Review and coordinate construction documents for tenant build-outs.
Financial Management
- Prepare and manage annual operating and capital budgets.
- Control expenses and improve cost efficiency.
- Monitor accounts receivable; oversee collections and enforce lease terms when necessary.
- Approve accounts payable and supervise billing procedures.
- Prepare monthly operating reports and required financial documentation (rent rolls, stacking plans, maintenance summaries, budget updates).
Vendor & Contract Management
- Solicit and evaluate bids; negotiate and award service contracts.
- Monitor vendor performance and maintain accurate contract and compliance records.
Leadership & Administration
- Recruit, train, supervise, and evaluate property staff.
- Establish and enforce operational policies and procedures.
- Maintain organized property and vendor records.
- Provide regular updates to senior leadership and participate in weekly management meetings.
Tenant & Leasing Support
- Deliver responsive, high-quality tenant service to promote lease renewals and retention.
- Support leasing efforts, assist with negotiations as needed, and step in when leasing staff is unavailable.
- Maintain professional relationships with tenants, vendors, and internal teams.
