Property Accountant
Direct Hire; up to 80K
Vintage Park area
Duties:
- Manage day-to-day accounting functions for a portfolio of commercial real estate assets, ensuring accurate financial reporting, efficient cash management, and timely analysis of property performance
- Work closely with accounting leadership, property management, leasing, and asset management
- Record and reconcile tenant rent receipts, including allocation of base rent and tenant expense reimbursements
- Reconcile property cash accounts to bank statements and the general ledger on a monthly basis
- Prepare accurate and timely monthly financial statements for assigned properties
- Maintain consolidated reporting schedules for investment entities and ownership groups
- Analyze and maintain monthly accounting schedules, including property accruals, prepaid insurance, real estate taxes, fixed assets and bad debt reserves
- Review property-level financial performance and identify variances from budget
- Manage property accounts payable processing through AP automation platform
- Review vendor invoices for proper coding, approvals, and compliance with company policies
- Ensure timely payment of vendors and proactive resolution of payment-related issues
- Coordinate and assist with annual property budgeting process; collaborate with PM, Leasing, and Asset Management teams to develop comprehensive property budgets and business plans
- Prepare quarterly and annual NNN (Triple Net) reconciliations for analysis, tenant billing, and collections
- Support forecasting efforts and financial analysis related to property operations
- Assist with annual financial statement audits and tax return preparation
- Maintain accurate accounting records and supporting documentation
Qualifications:
- Bachelor’s degree in Accounting, Finance, or a related field
- 1–2 years of accounting experience; commercial real estate or property accounting experience preferred
- Strong knowledge of accounting principles, financial reporting, and account reconciliations
- Experience with CAM/NNN reconciliations and commercial real estate financial reporting preferred
- Proficiency in MRI, Yardi, or similar property accounting software
- Experience with accounts payable processes and AP automation systems
- Advanced Microsoft Excel skills, including financial analysis and reporting
- Ability to prepare accurate financial records and support month-end and quarter-end close processes
- Strong analytical, problem-solving, and variance analysis skills
- Excellent organizational skills with the ability to manage multiple priorities and deadlines
- Effective verbal and written communication skills
- Detail-oriented with a strong commitment to accuracy and accountability
