Title Research Specialist
We are seeking a knowledgeable and detail-oriented Title Research Specialist to support major utility, infrastructure, and public works projects throughout New Jersey, New York, and Pennsylvania.
Key Responsibilities
- Conduct title searches for utility, infrastructure, transportation, and public works projects
- Research and verify property ownership, easements, rights-of-way, and related land records
- Review and analyze title reports, including exception schedules and ownership information
- Prepare comprehensive title reports and supporting documentation
- Support projects ranging from single-property easement searches to large-scale road widening and infrastructure initiatives involving multiple parcels
- Work closely with utility companies, government agencies, engineering firms, and project stakeholders
- Identify title issues, encumbrances, liens, restrictions, and ownership discrepancies
- Ensure accuracy, completeness, and compliance with project requirements
- Maintain organized records and documentation throughout the research process
Required Experience
- 5+ years of title research, title examination, or right-of-way experience
- Experience supporting utility companies, infrastructure projects, public works, or transportation projects
- Strong understanding of property ownership, easements, deeds, and land records
- Experience reviewing title commitments, title reports, and exception schedules
- Ability to analyze complex title information and identify potential issues
- Familiarity with county land records and public property databases
- Excellent research, analytical, and organizational skills
Preferred Qualifications
- Experience with large-scale utility or road widening projects
- Right-of-Way (ROW) research experience
- Experience working with municipalities, public agencies, or utility providers
- Familiarity with title practices in New Jersey, New York, and Pennsylvania
