Contract Superintendent (Commercial)

- Location: Houston, TX (Heights area)
- Schedule: Monday–Friday, 7:00 AM–4:00 PM, most Saturdays as needed
- Duration: Approximately 2 months; immediate start
- Compensation: $65–$75/hour
We are seeking an experienced Commercial Superintendent for a $40M+ mixed-use commercial renovation in Houston. This project involves the adaptive reuse of a historic building with office, restaurant, and retail spaces across multiple levels. The project is in its final phase, with a target of achieving TCO by the end of 2026.
This is an immediate opportunity for a hands-on construction professional who can manage daily site operations, coordinate multiple trades, and drive the project toward completion.
Responsibilities
- Oversee daily jobsite operations, including site walks, trade coordination, sequencing, and look-ahead scheduling.
- Manage site safety, cleanliness, logistics, and daily construction logs.
- Coordinate City of Houston inspections and life-safety milestones required to achieve TCO.
- Drive completion of mechanical, electrical, and plumbing (MEP) systems, building envelope, and finish work.
- Coordinate subcontractors and tenant contractors working concurrently throughout the building.
- Identify outstanding issues, resolve field challenges, and keep trades accountable for schedule and quality.
- Lead punch list activities and support final inspections, project closeout, and final Certificate of Occupancy (CO).
- Participate in weekly Owner-Architect-Contractor (OAC) meetings and provide accurate updates on field progress, outstanding work, and schedule.
Qualifications
- Proven Superintendent experience on commercial renovation or adaptive reuse projects of comparable size and complexity.
- Track record of taking projects through TCO/CO, including coordinating final inspections and resolving deficiencies with the City of Houston or a comparable jurisdiction.
- Strong understanding of MEP coordination, life-safety systems, and inspection requirements.
- Experience leading site safety leadership, with OSHA 30 certification or equivalent.
- Experience managing subcontractors, coordinating multiple trades, and driving projects through the final stages of construction.
- Ability to step into an active jobsite, assess remaining work, and immediately contribute to project completion.
