Property Manager (Commercial Real Estate) – Houston, TX
A privately held commercial real estate ownership group is hiring a Property Manager to oversee day-to-day operations for a local Houston-area portfolio. This role is ideal for someone who enjoys autonomy, takes ownership of their workload, and can be trusted to run with priorities without heavy micromanagement. The position includes a mix of in-office work and time in the field visiting properties.
Duties:
- Oversee day-to-day operations for a commercial real estate portfolio by conducting routine site visits, staying ahead of maintenance needs, and ensuring properties are clean, safe, and operating smoothly.
- Serve as the main point of contact for tenants by managing communication, responding to requests and issues, coordinating resolutions, and maintaining strong working relationships while supporting lease compliance.
- Coordinate repairs and ongoing maintenance by managing vendor/contractor relationships, scheduling work, following up through completion, and handling urgent/emergency issues as they arise.
- Manage key administrative and reporting tasks tied to the portfolio, including maintaining rent rolls, organizing tenant/property documentation, processing invoices/bills, keeping accurate meeting notes, and ensuring files are current and audit-ready.
- Support rent collection efforts by coordinating with tenants on payments and following up on delinquencies as needed.
- Review property-level financial reports/statements (as needed for operational visibility) and provide regular updates to ownership/leadership on property status, upcoming needs, and open action items.
- Learn and use internal accounting/property systems and spreadsheets to track activity, expenses, documentation, and follow-ups.
- Support leadership with additional property-related projects and operational tasks as needed.
Requirements:
- Prior experience in commercial property management; retail experience is a plus.
- Comfortable working independently with minimal day-to-day oversight; must be reliable, organized, and able to manage priorities across multiple properties.
- Strong communication and customer service skills with the ability to resolve issues professionally with tenants and vendors.
- Strong property-level financial experience, with high attention to detail.
- Proficiency with standard office tools (Outlook, Excel, Word)
- Ability to travel locally throughout the Houston area for regular property visits.
