Escrow Officer
Location: Jacksonville, Florida
Salary: $75,000 – $95,000

Our client is a reputable firm dedicated to providing exceptional real estate closing services in Jacksonville, Florida. They are seeking a qualified and experienced Escrow Officer to join their team and manage residential and commercial real estate transactions from inception to post-closing.
This role offers an exciting opportunity to work with a professional team in a dynamic environment, ensuring seamless and compliant closings while maintaining excellent client relationships.
Job Responsibilities:
- Open and manage escrow files for residential and commercial real estate transactions.
- Review purchase agreements (FAR/BAR contracts), escrow instructions, title commitments, and lender closing packages.
- Identify and resolve title defects, liens, encumbrances, and municipal code violations to ensure clear title transfer.
- Request municipal lien searches, estoppel certificates from HOAs or COAs, survey certifications, and payoff statements.
- Prepare draft and final settlement statements, ALTA statements, and Closing Disclosures in accordance with TRID guidelines.
- Balance closing figures with mortgage lenders, real estate agents, buyers, and sellers.
- Coordinate and conduct real estate closings, ensuring proper execution and notarization of all legal documents.
- Oversee receipt and disbursement of escrow funds, including earnest money deposits, wire transfers, and loan payoffs.
- Ensure full compliance with Florida DFS regulations, ALTA Best Practices, and federal closing guidelines.
- Serve as the primary point of contact throughout the closing process for buyers, sellers, realtors, lenders, and attorneys.
- Manage post-closing duties, including document recording, issuing title insurance policies, and filing archiving.
Qualifications:
- Minimum of 3+ years of experience as an Escrow Officer, Settlement Agent, or Title Closing Officer in Florida with a transferrable book of business.
- Active Florida Title Insurance Agent License or valid Florida Notary Public.
- In-depth knowledge of Florida real estate contracts (FAR/BAR), title insurance standards, and TRID/RESPA regulations.
- Proficiency with industry escrow/title software such as Qualia, SoftPro, RamQuest, or ResWare, along with Microsoft Office.
- Strong mathematical, analytical, and problem-solving skills for ledger balancing and prorations.
