Director of Procurement & Estimating

Reports To: Vice President of Operations
Direct Reports: Procurement Manager & Estimating Manager
Up to 150K + bonus | fully in office 

Key Responsibilities

Procurement & Vendor Management

  • Develop and execute procurement strategies that maximize cost, quality, service, and value.
  • Identify, evaluate, and negotiate with vendors and suppliers to secure best-available pricing and terms.
  • Develop rebate programs, freight agreements, extended terms, and other strategic supplier partnerships.
  • Centralize procurement across the organization and maintain accurate pricing data.
  • Monitor market conditions, supplier trends, pricing, and availability.

PO & Financial Controls

  • Oversee purchase order review and approval processes.
  • Ensure POs align accurately with project budgets and established standards.
  • Review deposit requests and ensure compliance with company procedures.
  • Partner with Accounting and Accounts Payable to resolve invoice discrepancies and improve financial accuracy.
  • Establish controls that improve purchasing efficiency and accountability.

Leadership & Team Development

  • Lead, coach, and develop the Procurement and Estimating Managers.
  • Establish and monitor KPIs, productivity metrics, and performance expectations.
  • Build a culture of accountability, collaboration, continuous improvement, and professional growth.
  • Support hiring, performance management, employee development, and retention across both departments.
  • Develop Managers into strong, independent problem-solvers and leaders.

Operational Excellence

  • Oversee the overall direction and performance of Procurement and Estimating.
  • Identify and implement process improvements that increase efficiency, accuracy, and profitability.
  • Regularly evaluate procedures, workflows, forms, reporting, and systems.
  • Partner with Operations, Sales, Accounting, HR, IT, and Executive Leadership to resolve issues and improve execution.
  • Provide leadership with actionable reporting on departmental performance, productivity, and opportunities.

Qualifications

  • Bachelor’s degree in Supply Chain Management, Business Administration, Construction Management, or a related field.
  • 10+ years of procurement experience, preferably in construction or multifamily construction.
  • 5+ years of leadership or supervisory experience.
  • Proven success in vendor negotiations, cost reduction, and supplier relationship management.
  • Strong understanding of procurement, estimating, budgeting, and construction operations.
  • Experience with ERP systems; Microsoft Dynamics preferred.
  • Strong analytical, organizational, communication, and problem-solving skills.
  • Ability to work independently, manage competing priorities, and perform effectively under pressure.
  • Exceptional integrity, professionalism, attention to detail, and work ethic.
