Job Title: Mortgage Closer / Funder (Wholesale Experience)
Position Summary:
We are seeking a highly experienced and detail-oriented Mortgage Closer / Funder to join our dynamic mortgage team. In this pivotal role, you will manage residential mortgage loans from the issuance of the Closing Disclosure through to funding, ensuring that all closing documentation is accurate, compliant with industry standards, and delivered in a timely manner. The ideal candidate possesses in-depth knowledge of mortgage closing procedures, funding protocols, and the nuances of wholesale lending. Your expertise will help facilitate smooth closings, uphold regulatory standards, and enhance client satisfaction.
Key Responsibilities:
- Manage a portfolio of mortgage loans from the point of Closing Disclosure issuance through final funding, ensuring timely and accurate completion of all closing activities.
- Review, validate, and accurately input loan data into the loan origination system, maintaining data integrity throughout the process.
- Prepare, review, and deliver comprehensive closing packages and Closing Disclosures in strict accordance with company policies, investor requirements, and regulatory guidelines.
- Examine title commitments, resolve outstanding title issues, and coordinate with title companies to clear any discrepancies before closing.
- Verify all disbursements, executed loan documents, signatures, and funding packages to guarantee accuracy and completeness prior to closing.
- Review pre-closing documentation including contracts, hazard insurance policies, title work, and conditions, ensuring all requirements are met.
- Coordinate with settlement agents and internal teams to facilitate efficient and compliant closings, releasing necessary documents and instructions accordingly.
- Review completed documents, clear any remaining conditions, and authorize loan funding in compliance with underwriting and investor guidelines.
- Collaborate with title agencies, settlement agents, branch personnel, and internal departments to ensure seamless communication and timely closings.
- Balance, review, and approve Closing Disclosures for diverse loan products including Conventional, FHA, VA, USDA, ARM, Bond, Texas Home Equity (TXHE), Section A6, Texas Cash-Out, and 50(f)(2) programs.
- Support post-closing activities by resolving issues, managing pipeline workflows, and assisting with departmental projects as assigned.
- Maintain up-to-date knowledge of investor, agency, and regulatory requirements to ensure ongoing compliance.
- Deliver exceptional customer service while maintaining high standards of accuracy, compliance, and efficiency.
- Availability to work overtime and on weekends as needed to meet business objectives.
Qualifications:
- Minimum of 3 years of mortgage loan closing experience within a wholesale or retail environment, specifically handling wholesale operations.
- Proven expertise in preparing and reviewing Closing Disclosures (CDs) and funding procedures.
- Strong understanding of mortgage closing, funding, and compliance protocols across various loan types, including Conventional, FHA, VA, USDA, and Texas programs.
- Experience working with Ellie Mae Encompass Loan Origination System and Microsoft Office Suite (Word, Excel, Outlook).
- Knowledge of Fannie Mae, Freddie Mac, and government lending guidelines is highly preferred.
- Exceptional attention to detail, analytical skills, and the ability to prioritize multiple deadlines effectively.
- Excellent verbal and written communication skills, with a customer-focused mindset.
- Strong organizational and time management skills, conducive to working independently and collaboratively within a team.
