Building Engineer | Commercial Office Buildings
Houston, Texas | Central Location

Position Summary
The Building Engineer is responsible for the operation, maintenance, and repair of building systems, equipment, and grounds for commercial office properties. This role helps ensure the property remains safe, efficient, and well maintained while providing excellent service to tenants and support to property management.

Responsibilities

  • Follow all applicable codes, regulations, and government agency requirements.
  • Perform preventive maintenance on mechanical, electrical, plumbing, and HVAC equipment.
  • Inspect building systems, including fire alarm, HVAC, and plumbing systems.
  • Complete work orders and service requests from tenants in a timely manner.
  • Respond to tenant requests and complaints and provide follow up as needed.
  • Monitor and maintain records for all Fire and Life Safety inspections and related items.
  • Maintain tools and order supplies needed for repairs and installations.
  • Keep accurate logs, document repairs, close work orders, track time, and provide consistent communication to the Property Manager.
  • Perform general repairs, including electrical, carpentry, plumbing, gate repairs, and locksmith work as needed.
  • Assist with budget preparation by providing maintenance and repair information.
  • Perform other duties as assigned.

Qualifications

  • 3 or more years of experience as a Building Engineer.
  • High school diploma or equivalent required.
  • Ability to troubleshoot pneumatic HVAC control systems and digital BAS systems.
  • HVAC or refrigeration trade experience is a plus.
  • Familiarity with chillers, cooling towers, air handlers, pumps, valves, heating and ventilation systems, and gate operations.
  • Strong organizational skills to manage preventive maintenance schedules, meter readings, and overtime air requests.
  • Working knowledge of Fire and Life Safety codes, systems, and procedures.
  • Locksmith experience, including familiarity with BEST lock systems.
  • Basic to intermediate computer skills, including the ability to run reports and manage access control, video surveillance, and BAS systems.
  • Knowledge of building electrical systems, including running conduit and troubleshooting basic electrical issues.
  • Electrician certification is a plus.
  • Familiarity with generator operations.
  • Knowledge of OSHA standards and local building codes.
  • Ability to build positive working relationships with tenants, owners, staff, and vendors.
  • Strong customer service skills, attention to detail, and ability to prioritize tasks.

Physical Requirements

  • Must be able to climb ladders.
  • Must be able to walk multiple flights of stairs, including buildings over ten floors.
  • Must be able to lift at least 30 pounds.
